The proposed development will deliver up to 1.8 million sq ft of laboratories, office accommodation and research and development facilities, alongside 500 new homes within the growing North East Cambridge Innovation District.
The planning application supports The Crown Estate’s long-term strategy to invest up to £1.5 billion in science, technology and innovation projects across the UK, strengthening the country’s research infrastructure.
The redevelopment will transform the existing business park into a vibrant mixed-use destination featuring almost 60,000 sq ft of retail, cafés, restaurants and bars, complemented by public squares, landscaped parks and open green spaces.
The plans also include 40% affordable housing, up to 200 co-living homes, improved walking and cycling connections, a new guided bus stop and enhanced transport links to Cambridge North railway station.
Designed by Studio Egret West, the masterplan has been refined through an extensive two-year consultation process involving local residents, businesses and key stakeholders.
Sustainability is a central focus of the project, with the development targeting a 55% reduction in water consumption compared with conventional schemes, saving an estimated six million litres of water annually.
If planning approval is granted, the scheme will play a significant role in the wider regeneration of North East Cambridge, connecting Cambridge Science Park with the approved Cambridge North developments to establish one of the UK’s leading science and innovation hubs.
