Domis Secures Gateway 2 Approval for Manchester Tower Project

Planning approval has cleared the way for the Vivere Residences development at Cornbrook, where Forshaw Land & Property Group will deliver 237 apartments alongside an 88-key aparthotel on a prominent site next to Cornbrook Metrolink station.

The mixed-use scheme forms part of Peel Waters’ wider Manchester Waters regeneration programme and occupies a gateway location at the entrance to the emerging Pomona Island neighbourhood.

Main contractor Domis is scheduled to begin construction in July after the project secured a £64.2m development finance package from Maslow Capital.

Although Manchester City Council granted planning permission in 2024, the project was delayed while progressing through the Building Safety Act approval process.

Design changes were introduced last year to incorporate a second staircase within the four-storey hotel element, while the residential tower was already designed with dual stair cores.

Designed by Leach Rhodes Walker, the development will provide 74 one-bedroom apartments, 158 two-bedroom apartments and five penthouses above ground-floor commercial space.

Residents will benefit from amenities including a gym, coworking lounge, meeting rooms, private dining facilities and a cinema, while the VIVERE aparthotel will mark the first Manchester launch of Forshaw’s new hospitality brand.

Peel Waters development director Leigh Thomas said: “Cornbrook is an important gateway into Pomona Island, which will be transformed by our wider plans to create a new waterside neighbourhood, with over 10 acres of green spaces and public realm.”

The project is among the first major residential developments in Manchester to successfully progress through the Gateway 2 approval process, highlighting growing momentum within the city’s high-rise residential development pipeline.
