Leeds-based contractor GMI Construction is progressing with the development of an eight-storey hotel for Evans Property Group, with completion scheduled for spring 2028.
Demolition of the former Northern House office building on Rougier Street has now been completed, preparing the 0.7-acre constrained site for construction of the new hotel.
The project marks GMI’s sixth hotel development for the Dakota brand, building on a partnership that includes previous schemes in Leeds, Glasgow, Manchester city centre, Newcastle Quayside and Manchester Airport.
Designed by KPP Architects, the new hotel will feature red-brick external façades, bronze-effect detailing and a courtyard. Its facilities will include a brasserie-style grill and a feature bar. Terraces will provide views across the city, with access to the development from both Rougier Street and Tanners Moat.
The scheme is targeting a BREEAM Excellent rating and will incorporate air source heat pumps to provide lower-carbon heating, alongside electric vehicle charging facilities.
Ed Weston, GMI’s regional director for Yorkshire, said: “This is a highly prominent and constrained city-centre site, surrounded by neighbouring buildings and shaped by York’s historic character. With the demolition phase now complete, our focus is on progressing the new hotel.
“We will bring our understanding of the Dakota brand and the experience gained across the previous five hotels to deliver a distinctive new destination for York.”
