JJ Rhatigan has secured the design and build contract for two residential blocks delivering 76 affordable homes alongside associated landscaping works.
The project was awarded by Bonner Road LLP, linked to Clarion Housing Group’s development arm Latimer, following a four-way competitive tender process.
The contract is due to be signed from 1 June, with construction scheduled to run through to February 2031.
The phase forms part of Latimer’s wider regeneration plans for 274 homes on the former hospital site, where 50% of the scheme will be affordable housing measured by habitable room. The first phase is understood to focus heavily on social rent provision.
Designed by Allford Hall Monaghan Morris (AHMM), the wider masterplan includes restoration of the Grade II-listed main hospital building, Sanitary Tower and South Wing — all currently listed on Historic England’s Heritage at Risk Register.
The redevelopment will also deliver five new buildings ranging from five to nine storeys, together with 125 sq m of community space.
As part of the wider regeneration, the historic hospital grounds will be reopened to the public for the first time in almost a decade. Plans include 1,140 sq m of public open space, a new civic square off St James’ Avenue and restoration of the site’s formal lawn areas.
The project will also preserve the historic Mulberry tree on the site — believed to be the oldest tree in London’s East End — retaining it in its original location.
