Mellior Group’s in-house construction division is set to break ground in the first quarter of next year, beginning with the first 50 three- and four-bedroom townhouses that will form Phase 1 of the £80m development.
The three-acre brownfield site off Regatta Street, overlooking the River Irwell, will ultimately deliver a total of 100 contemporary townhouses and 100 apartments split across two phases.
Mellior is currently progressing the planning application for Phase 2, which is expected to bring forward an additional 50 homes and 100 apartments once consent is secured.
Phase 1 carries an 18-month construction timeline, with build costs estimated at around £35m.
The project further boosts Bentry Capital’s expanding £500m UK residential portfolio and follows the success of its nearby Willow Court development comprising 119 apartments, where handovers to owner-occupiers are now nearing completion.
Located within easy reach of Salford Quays, MediaCity and the University of Salford, Irwell Gardens also sits near the historic site of a 1944 Lancaster bomber crash—an event still remembered by the local community.
