The approval paves the way for a major mixed-use redevelopment around Brick Lane, allowing plans for new office space, a data centre, cinema and public realm improvements to move forward despite strong objections from Tower Hamlets Council and local campaign groups.
The regeneration project, led by Truman Estates and Zeloof LLP, will redevelop three separate sites within the historic Truman Brewery estate through a series of linked planning applications.
The proposals include the construction of five new buildings featuring modern office accommodation, retail units, restaurants, a cinema, market space and a purpose-built data centre on Grey Eagle Street.
As part of the scheme, the brewery’s historic boiler house and cooperage buildings will be preserved and refurbished, creating new event venues alongside a working microbrewery that celebrates the site’s industrial heritage.
The development will also provide 44 new homes, with 11 designated as affordable housing, including six properties allocated for social rent.
Government ministers concluded that the project’s economic, regeneration and employment benefits outweighed concerns over the limited affordable housing provision and the potential impact on Brick Lane’s cultural character.
In the decision letter, Housing Minister Matthew Pennycook said the Secretary of State had carefully considered local housing needs and the views expressed by residents, including concerns raised by members of the area’s Bangladeshi community, before granting approval for the development.
