Network Rail is bringing the vacant eight-storey building back into use to create a new city centre hub for rail industry staff, alongside five floors of commercial office space.
The 108,576 sq ft building is located opposite the Aire Street entrance to Leeds City Station. Network Rail bought the property in 2024.
The scheme is being funded by the Department for Transport and Network Rail. It is being delivered by Network Rail and its property development arm Platform4, working with Willmott Dixon.
The redevelopment will include replacing all windows and the roof, refurbishing the main entrance and facade, and improving the public realm around the building.
Network Rail and other rail industry organisations will occupy three floors of the building. The new hub will bring track and train teams together in a single location.
The remaining five floors will be fitted out for commercial letting from mid-2027.
Network Rail said energy efficiency, sustainability and digital connectivity would be central to the redevelopment.
The project is scheduled for completion in June 2027.
