The Eastmoor Street development represents Hyde’s first residential project within the wider Charlton Riverside Opportunity Area, where the housing association has planning consent to deliver around 1,200 new homes alongside commercial space, public realm improvements and enhanced access to the Thames Path.
The approval of the affordable housing scheme, located close to the Thames Barrier, also marks Hyde’s first successful project to pass the enhanced Gateway 2 building safety approval process introduced under the Building Safety Act.
Around two-thirds of the homes will be provided for social rent, while the remaining properties will support first-time buyers through affordable home ownership initiatives.
Formation partnered with Hyde throughout the Gateway 2 submission, coordinating the architectural, structural, fire safety and construction documentation required to meet the Building Safety Regulator’s enhanced design, compliance and safety standards.

The Eastmoor Street scheme forms part of the wider regeneration of Charlton Riverside, where future phases are expected to deliver up to 8,000 new homes, thousands of jobs and significant investment in infrastructure, helping to address London’s growing housing demand while supporting long-term economic growth.
