Developer Re:shape has submitted plans to redevelop the vacant St George’s House East site opposite Wimbledon station, replacing the existing seven-storey office building with a landmark 13-storey mixed-use development designed by PLP Architecture.
The proposed scheme will provide 532 shared living studio apartments alongside 36 family homes for social rent, in addition to 2,271 sq m of Grade A office space and active commercial units at ground level.
The plans replace a previously approved 12-storey office-led development that received planning permission in 2023 but was never brought forward.
According to Re:shape, the revised proposals respond to changing market demand by combining housing, flexible workspace and community-focused uses within one of Wimbledon town centre’s most prominent gateway locations.
The building has been designed with an Art Deco-inspired architectural style featuring a stepped crown, a double-height entrance lobby and active frontages overlooking Wimbledon station to enhance the surrounding streetscape.
Commercial accommodation will occupy the ground and first floors, with flexible workspace intended to support local businesses and community organisations, including Sustainable Merton and Love Wimbledon.
The 0.37-hectare brownfield site occupies a prominent position on St George’s Road directly opposite Wimbledon station and is currently occupied by St George’s House East, a vacant office building dating from the late 1980s.
Sustainability is a key focus of the development, which is targeting a BREEAM Excellent rating and includes biodiversity enhancements, energy-efficient building systems, extensive cycle parking and improvements to the surrounding public realm.
The project team includes PLP Architecture as lead architect, Whitby Wood as structural engineer, Orion Fire as fire engineer, Applied Energy as MEP consultant, BB7 as façade engineer and KS4 as quantity surveyor.
