Approval granted for £1.3bn new neighbourhood development in Salford

The approved development plans will see the 130,000 sq ft Regent Retail Park site in Salford transformed into a vibrant new mixed-use neighbourhood, combining retail, residential, and community spaces.

Designed under a masterplan by Matt Brook Architects, the project will deliver up to 3,300 new homes alongside 86,000 sq ft of modern retail space. During construction, parts of the existing Regent Retail Park will remain operational, ensuring local businesses continue to trade and serve the community.

Ian Rickwood, Chief Executive of Henley Investment Management, said:
“Our approved vision for Regent Park will create a green, sustainable neighbourhood and a revitalised local centre for Salford. We’ve placed strong emphasis on maintaining and enhancing retail and service provision, ensuring the scheme continues to meet the needs of local residents while introducing much-needed high-quality and affordable homes. The development will also feature a new park, a village square, and a dedicated community forum.”

The masterplan will include five acres of public open space, anchored by West Union Park — a 3.5-acre central green area complemented by children’s play zones and a vibrant village square designed to host pop-up events and community gatherings.
