The landmark office building formerly known as 33 Canada Square — originally designed by Norman Foster — has secured consent for a major 545,000 sq ft redevelopment.
The scheme, now rebranded as One Eden, is being redesigned by TP Bennett and will move forward once a pre-let agreement is secured by developer Canary Wharf Group.
The 17-storey project will introduce new ground-floor retail space and includes the option for a rooftop destination restaurant, enhancing the building’s commercial and leisure offering.
At the heart of the redesign is a striking new atrium that will draw natural light deep into the building while improving connectivity with surrounding public spaces, including Jubilee Park, Canada Square Park and the waterfront at Eden Dock.
Sustainability is central to the retrofit. The project will retain 97% of the existing substructure and superstructure, preserving more than 62,000 tonnes of concrete and significantly reducing embodied carbon.
The all-electric building will use heat pumps and is expected to cut regulated carbon emissions by 44% through high-performance glazing, upgraded HVAC systems, heat recovery ventilation, LED lighting and smart building controls.
Additional features include winter gardens within the atrium spaces, a rooftop terrace, photovoltaic panels and a dual power supply supported by tenant generator capacity.
The development is targeting high environmental and performance standards, including BREEAM Excellent, WELL Platinum, NABERS 4.5-star, EPC A and WiredScore Platinum certifications.
