Work is now underway on the 65-acre mixed-use employment scheme, which will deliver a versatile blend of logistics, office, and roadside accommodation.
Early activity has begun with the construction of a new roundabout off the A46, led by Montel Civil Engineering, appointed as highways contractor to deliver the access route, utilities, and initial infrastructure works.
Main construction is due to commence towards the end of 2026, with the appointment of a principal build contractor expected soon.
Lewis Payne, development director at IM Properties, said: “Reaching this stage marks a significant milestone in what has been a long and detailed process. With a clearer timeline in place, we can now move forward with formal discussions with occupiers keen to take advantage of the site’s location and access to a highly skilled local workforce.”
Situated just nine miles from Junction 15 of the M40, the business park offers strong connectivity to the M25 and M42.
The development will provide flexible units ranging from 20,000 to 300,000 sq ft for single or multiple occupiers. Each building will be designed to achieve EPC A and BREEAM Excellent ratings and will be Net Zero Ready, incorporating integrated solar PV panels.
Additionally, the scheme includes plans for a 17-acre nature reserve on adjoining land, transforming existing farmland into a thriving wildlife habitat and attractive green amenity space.
