Approval nears for £1.3bn coastal town development in Edinburgh

The first phase of the ambitious 10-year regeneration plan will deliver 847 net-zero-ready homes in partnership with Cruden Homes, transforming the capital’s largest brownfield site into a vibrant new community.

At least 45% of the homes will be designated as affordable, including 214 for social rent, with the rest offered through mid-market rent and open-market sale. Each property will feature energy-efficient air-source heat pumps to support Edinburgh’s sustainability goals.

Alongside housing, the plans include new retail and leisure facilities, as well as a primary school to be delivered under a separate procurement process.

Cruden Homes managing director Fraser Lynes said the company was proud to play a key role in creating a distinctive coastal neighbourhood that combines energy-efficient living with community benefits such as apprenticeships and local supply-chain opportunities.

Construction is expected to begin early next year, with full completion scheduled for 2033. The project has secured Scottish Government support through capital grants and an innovative outcomes-based Place Accelerator funding model developed with the Scottish Futures Trust.

Part of the wider regeneration of the Granton waterfront, the development also encompasses the newly restored Granton Gasholder—now transformed into a public park—and aims to revitalise historic structures, create local employment, and make a significant contribution toward Edinburgh’s 2030 net-zero ambitions.
