Sutton Council has granted approval for the redevelopment of St Nicholas House, paving the way for the refurbishment and extension of the former 12-storey office building.

The project will involve the partial demolition and retention of the existing structure, alongside an extension that will increase the building’s height to 15 storeys.

Designed by Assael Architecture, the development will provide flexible commercial accommodation, including café and co-working facilities. It will also create a permanent home for The Sound Lounge music venue.

The proposals include approximately 1,400 sq m of public realm improvements, featuring a new pedestrian route running through the development site.

The planning application was approved under delegated powers after receiving more than 100 representations in support of the proposals and just one objection.

The decision to retain much of the existing structure is intended to reduce embodied carbon compared with a complete demolition and reconstruction approach.

JRL and Halcyon first presented the plans in June last year as part of their expanding partnership in the co-living development sector.

The two companies are also progressing proposals for a 329-unit co-living development on Woking High Street.

The St Nicholas House project forms part of broader regeneration plans for Sutton town centre and its civic quarter.
