The Old Oak and Park Royal Development Corporation has approved plans to replace a redundant warehouse with a new three-storey, liquid-cooled data centre designed by Scott Brownrigg.

The 22,365 sq m scheme will deliver nine data halls alongside office space, plant areas, storage and a secure entrance pavilion, supported by a dedicated substation to power the high-capacity facility.

Construction is expected to begin in 2026, with the project being delivered through a joint venture between Pure Data Centres Group and SEGRO, as demand for AI-ready digital infrastructure continues to grow across London.

The building has been designed with a simple linear layout to maximise IT capacity and operational efficiency, while also creating a strong visual presence along its northern boundary for passing rail passengers.

Sustainability is a key focus, with the scheme targeting BREEAM Excellent and an A-rated EPC for office space. Planned features include photovoltaic panels, rainwater harvesting and the potential for heat recovery systems.

Sam Stevens, head of advanced technologies at Scott Brownrigg, said: “Working collaboratively with the local authority and key stakeholders has allowed the team to deliver a high-quality design with unanimous support from the planning committee.”

The approval further reinforces Park Royal as a major industrial and logistics hub in west London, with a growing concentration of digital infrastructure projects.
