The six-storey property on Magdalen Street, spanning approximately 13,000 sq m, is set to be stripped back and reconfigured to deliver a new multi-occupancy life sciences hub. Reports Contract Journal
This redevelopment marks the first major scheme to move forward under the Crown Estate’s partnership with Oxford Science Enterprises and Pioneer Group, aimed at boosting the supply of science, technology, and innovation space in the region.
Planned works will involve extensive structural alterations, including the addition of new cores, mezzanine levels, and adjustments to the atrium. The project also includes a full MEP replacement and comprehensive fit-out across the upper floors.
Both the basement and roof areas will be refurbished, while retail units at basement and ground floor levels will remain open during construction.
The programme is scheduled to run from February 2026 through to October 2028, with contractors required to submit requests to participate by 21 August 2025.
A shortlist of up to five bidders will be drawn from the PQQ stage before moving on to the full ITT and interviews in early 2026. The successful contractor will then enter preconstruction services ahead of delivering the full design-and-build package.
