Birmingham City Hospital site set for major 750-home redevelopment

Most of the former hospital buildings will be cleared to make way for 698 newly built homes, while the historic infirmary will be preserved and repurposed into 52 one- and two-bedroom apartments.

Approximately 35% of the homes across the development will be affordable, delivered through a range of tenures to reflect local housing needs.

The handover brings City Hospital’s operational history to a close, following the opening of the Midland Metropolitan Hospital in 2024.

Decommissioning the site has required close collaboration between Homes England, Sandwell and West Birmingham NHS Trust, and Birmingham City Council.

Early preparatory works are already under way, with asbestos removal commencing in December.

Demolition is expected to be completed ahead of construction beginning in the second half of 2026, with the first homes scheduled for delivery in early 2027.

Homes England said the scheme would mark a “new chapter” for the historic site, unlocking a significant brownfield location for housing in a well-connected area of the city. Vistry already holds full planning permission for both the new-build homes and the conversion of the former infirmary.

Councillor Nicky Brennan, cabinet member for housing and homelessness at Birmingham City Council, said the development demonstrates partners’ shared commitment to addressing housing pressures and delivering much-needed affordable homes.

Vistry added that the project will regenerate a complex brownfield site into a mixed-tenure residential community, helping to drive long-term investment and renewal in west Birmingham.
