Boddingtons Brewery to kick start near £200m transformation

An almost £200 million rehabilitation project is transforming the former Boddingtons Brewery property. Real estate developer Salboy, which Betfred co-founder Fred Done partially controls, has paid an undisclosed sum for the 52,700-square-foot plot of property on the northern outskirts of central Manchester. A £195 million mixed-use development that will consist of five buildings and a 26-story tower is now planned to move forward, reports Contract Journal.

The development will have rooftop terraces, landscaped gardens, 31,000 square feet of commercial and retail space, and 556 brand-new houses for sale and rent. When Manchester City Council first published its planned redevelopment framework for the region in 2015, the area was allocated for development. Boddingtons Brewery was housed on the property until 2005.

According to Salboy co-founder and managing director Simon Ismail, the Boddingtons property is a superb location for urgently required rehabilitation due to its proximity to city centre entertainment, commerce, higher education, and transportation links.

“Local rumours about the future of this site have circulated for far too long, and we are excited to mobilise development as early as 2023 to offer more sought-after homes to people who wish to work, live, and study in Manchester,” the statement reads.

The project will be built by Salboy’s dependable construction partner DOMIS, and mobilisation is expected to start on-site in early 2023. Relentless, the real estate development company owned by Gary Neville and co-founded by Betfred co-founder Fred Done, is working with Salboy to carry out the St. Michael’s project.
