Green light for 260 new homes at former Chorlton shopping centre

Developer PJ Livesey, working alongside landowner Greater Manchester Pension Fund, is now set to move towards a start on site in early 2026, with demolition of Graeme House and the surrounding precinct planned as the first phase.

The proposals were reshaped following extensive consultation throughout 2023 and strong opposition from local residents, with more than 1,300 objections largely focused on the height of the buildings.

Revised plans now feature a mix of 10-, eight-, six- and four-storey blocks arranged around a new, walkable public square designed to create a clear focal point for the area.

The approved Chorlton Square scheme will provide a range of one-, two- and three-bedroom apartments, all benefiting from private outdoor space and access to landscaped pedestrian routes.

Affordable housing will account for 20% of the total homes. Southway Housing Trust is set to acquire 49 social rent units, comprising 16 one-bedroom and 33 two-bedroom homes, subject to funding support from Homes England.

PJ Livesey managing director Georgina Lynch said the decision represents a key moment for Chorlton, offering an opportunity to establish a new community hub.

The North West developer has recently secured preferred partner status with Homes England and continues to focus on regenerating brownfield sites through tailored, design-led schemes.
