The new No.1 Hampstead is poised to transform into an exclusive gated development comprising 50 premium lateral apartments, all set within 1.7 acres of beautifully landscaped gardens.
At the heart of the site stands Branch Hill House, offering 23,456 sq ft of accommodation within a distinguished Edwardian Baroque mansion. Built in 1901 by Ernest Flint with architect Henry Flitcroft for banking magnate John Nivison, 1st Baron Glendyne, the building carries a rich heritage.
Following its acquisition by the local council in 1964, the property was converted into a care home, a role it fulfilled until 2015.
Now, Bentry Capital is set to restore the estate to its original residential purpose. The outdated 1960s extension will be removed and replaced with a new-build wing designed to complement the mansion’s historic Edwardian character.
Stanhope Gate Architecture will collaborate with Bentry Capital to reinstate the previously lapsed planning consent, while construction will be delivered by Bentry Capital’s in-house team, Mellior Group, over an anticipated three-year programme.
David Ronson, National Director of Sales & Marketing at Bentry Capital, says: “Once fully restored and extended, Branch Hill House will bring a grand Sandringham-style residence offering premium apartments to the Hampstead market. This will be one of the most exclusive residential schemes in the area, and we anticipate significant interest.”
Amarveer Singh Pannu, Co-Founder and Director of Bentry Capital, added: “The site is in a prime location in sought-after Hampstead Village, and the existing building has a rich heritage and beautiful architecture.
“We know that local buyers are seeking luxurious homes in gated communities without onerous service charges, and we look forward to bringing No.1 Hampstead to life.
