The approval adds momentum to the recovering big-box industrial market as developers push ahead with major logistics and manufacturing schemes driven by demand from offshore wind, advanced manufacturing, AI infrastructure and clean technology sectors.
West Hartford Park is the largest remaining strategic employment allocation in Northumberland and is expected to support more than 2,000 jobs while unlocking over £150m of investment.
Plans include flexible industrial, manufacturing and logistics buildings ranging from 40,000 sq ft to 532,000 sq ft, alongside office space, innovation facilities and supporting retail amenities.
The siteās proximity to Port of Blyth is central to its positioning as a ānear-portā hub serving offshore wind, logistics and clean-tech occupiers.
Arlington said the development has already generated strong interest from potential tenants, supported by significant available power capacity, modern infrastructure and unrestricted highway access.
