Manchester Nobu Tower Project Resumes After Noise Dispute Resolved

A landmark 246m tower set to become Manchester’s tallest building has secured planning approval, despite last-minute objections from neighbouring venues concerned about noise complaints from future residents. Reports Contract Journal

The flagship tower will include 452 flats and a 160-bed luxury Nobu Hotel, operated by Nobu Hospitality. A second, 23-storey tower on Bridgewater Street, will deliver 133 affordable homes as part of the broader regeneration.

Concerns had been raised by music venue Rebellion and Manchester Central, an events hub, who feared that the development could jeopardise their future due to potential noise disputes. Rebellion, which has hosted over 220 events since 2013, warned that the tower’s residents could threaten the venue’s long-term viability.

In response, planning officers conducted additional acoustic testing, before returning the application to the committee. After reassessment, councillors approved the project once again.

Construction is expected to begin later this year, led by Domis, the build partner for developer Salboy, as part of the £350m Viadux masterplan. The scheme aims to transform an 80,000 sq ft brownfield site near Manchester’s business and leisure district.

Salboy managing director Simon Ismail said: “Viadux will be home to the tallest tower outside London and a large number of high-quality affordable homes.

“It promises to shape not only Manchester’s skyline for years to come, but the city’s sense of identity on the global stage.”

Designed by renowned architects SimpsonHaugh, the development is located near Deansgate-Castlefield Metrolink and is part of a larger push to deliver nearly 1,000 new homes.

Once complete, the Nobu tower will surpass Renaker’s 213m Plot D at Trinity Islands, officially becoming the tallest building in Manchester.
