Watkin Jones Wins £50m Oxford Aparthotel Development Contract

The contractor has signed a construction contract with Marick Real Estate to redevelop 38-40 George Street in Oxford, marking the first development partnership between the two companies on a major city-centre project.

Enabling works and demolition are scheduled to begin in late August, with the main construction phase set to follow shortly afterwards and completion targeted for early 2029.

The redevelopment will transform the site into a design-led aparthotel featuring a range of social and communal spaces for both guests and local residents.

The scheme will also include a 400m² community hub being delivered in partnership with Makespace Oxfordshire, providing flexible space for local initiatives and community activities.

Practical completion is expected during the first quarter of 2029, when the development will be handed over to Marick Real Estate, Staycity Group and Oxford City Council.

The project further strengthens Watkin Jones’ expanding hotel development pipeline as the company continues to diversify beyond student accommodation and increase its presence in the living and hospitality sectors.

The development is targeting a BREEAM Excellent sustainability rating and aims to achieve a 60% biodiversity net gain while reducing carbon emissions by more than 40% compared with current building standards.
