The developer is preparing to unveil its plans for the landmark city centre site on Thursday, with more than 500 homes and 225,000 sq ft of office space proposed as part of the scheme.
Sphere is acting as development partner for freehold owner Legal & General on the project, which aims to transform the former department store site alongside One Temple Row and 43 Temple Row.
Architect Gensler has designed the mixed-use masterplan, which will also create new public spaces and introduce shops, restaurants and cafés at street level.
Earlier environmental scoping proposals considered a larger development of up to 650 homes and 380,000 sq ft of office space. The latest plans, however, have reduced the scale of the commercial element.
Thomas Taylor, managing director at Sphere Group, said: “We’re really excited to show off our plans and discuss them with our passionate Birmingham community. This is urban regeneration defined by high-quality design, attractive new public realm and new commercial spaces.
“The development could provide modern office space, new homes, new retail and improved public spaces, creating around 1,300 jobs and around £350m in Gross Development Value.”
The scheme forms part of Birmingham City Council’s wider Central Heart vision, which seeks to transform 17 hectares of underused retail and commercial space into a new mixed-use district in the city centre.
