Green Light for Willmott Dixon’s £136m Stage Project in Luton

The Stage development, secured through the Southern Construction Framework, will see the former Bute Street Shoppers car park transformed into a significant mixed-use destination featuring 292 homes, new commercial spaces, a multi-purpose food and events venue, and a landscaped public garden square.

Supported by £20m from the Government’s Local Regeneration Fund, the project forms a key pillar of Luton’s wider town centre masterplan.

Sustainable design elements include PV panels, upgraded insulation, and new green spaces shaped around SuDS features and enhanced biodiversity. Located beside the town’s rail station and bus interchange, the scheme occupies one of Luton’s most convenient and well-connected sites.

Stewart Brundell, chief operating officer of Willmott Dixon’s construction business, said:

The Stage is a prime example of the kind of holistic urban regeneration that can re-energise town centres and deliver long-term benefits for local communities.”

This latest success further reinforces Willmott Dixon’s growing portfolio of major urban regeneration schemes, which includes the Queen Mary University School of Business and Management transformation, the Barnes Hospital redevelopment, and Oldham’s 450,000 sq ft Spindles Town Square revitalisation.

Willmott Dixon will work alongside Rider Levett Bucknall and WSP to bring The Stage to life.
