The Cumberland Street project in Luton town centre will include three main blocks, the tallest of which will be 21 storeys, with the others ranging from 16 to 10 levels. A large basement parking lot will be provided on the lower ground floor, ground floor, and first floor. Despite concerns about its height and impact on the nearby listed St Mary’s church, the plans were approved.

JRL stated that the project would contribute significantly to the regeneration of the Castle Quarter area of the town centre by removing an unsightly piece of vacant land in this prominent location. The scheme will include 246 market sale flats with one to three bedrooms.

Gardner Stewart Architects of London designed the building with a warehouse aesthetic to reflect the site’s previous industrial use. JRL is expected to self-deliver most of the building packages on the complex, which is expected to cost around £40 million to construct.
