McLaren Secures Contract for UK’s Largest Timber Frame Office Building

The nine-storey development in central London is set to become the UK’s largest all-timber frame office building.

With enabling works now complete, McLaren is progressing to the main construction phase, working in partnership with architects Piercy&Co, project manager Avison Young, services and sustainability specialists Max Fordham, and structural and civil engineers Heyne Tillett Steel. The project is scheduled for completion in Q2 2028.

Xylo is designed to be one of the world’s most environmentally advanced commercial buildings. Its structure, featuring glulam beams and cross-laminated timber (CLT), is being manufactured and supplied by Hybrid Structures, part of the William Hare Group.

Darren Gill, Managing Director for London & South at McLaren Construction, said: “This is a pioneering use of structural timber and off-site manufacturing to deliver a high level of buildability and sustainability on a typically tight central London site.

“The result will be a landmark project that redefines what a sustainable, healthy workplace can be. Rigorous digital information management systems enable us to monitor carbon emissions as the project progresses and ensure that it comfortably meets its ambitious targets.”
