Derwent plans to invite tenders for next major London scheme

The next major West End scheme of approximately 300,000 sq ft will be called on for tendering as the London developer Derwent plans for it. The firm has now committed £14m for the detailed design of the 19-35 Baker Street mixed-use scheme.

The scheme will enable Derwent to tender the building contract early in 2021. This will be done ahead of commencing work on site in the second half of 2021. Derwent is aiming to start work on a major mixed-use at Baker Street in the second half of next year.

Including 52,000 sq ft residential, 206,000 sq ft offices, and 35,000 sq ft retail spaces, the 19-35 Baker Street project is set to be developed. Architect Hopkins has designed the project with a construction up to 10-floors.

With the evaluation of other potential schemes, Derwenr said that it would apply for planning permission later this year to redevelop the Network Building in Fitzrovia. The plan is to provide at least 100,000 sq ft of commercial space and 2022 is the expected start timeline.
